Setso Property Fund is a majority black owned unlisted real estate fund with a diversified property portfolio.
Setso was established as part of Pivotal Fund’s broader empowerment strategy to develop a fully independent majority black owned fund. The fund’s strategic objectives are to enhance returns to shareholders, through a focus on strengthening the quality of the portfolio, whilst ensuring that through a stringent investment philosophy yields are optimized and that sustainable capital growth is achieved.
Setso’s business is to manage and develop a high quality, A-grade real estate portfolio across South Africa. Cornerstone to Setso’s business is to forge strong long-term relationships between our founders, management and stakeholders in a bid to impact our operating environment in a positive manner.
Our property asset management function is driven by an operational model, where decisions and actions are taken to generate income and sustainable capital growth. Leveraging an established track record, we invest opportunistically whilst remaining nimble in seeking out opportunities that will drive the enhancement of our real estate portfolio.
This we achieve through our talented team on which our business is centered around and bonded together by our core values. In addition, Setso aims to provide differentiation through our unique and strong empowerment credentials which provide access to a variety of property opportunities within the South African market.
With the view of long-term value creation for our stakeholders, Setso operates as a property fund underpinned by the following core values:
Our name, Setso comes from the Sesotho language meaning “culture” or “tradition”. This is the closest definition, yet the word is only used when talking about things of value and importance.
Our symbol, the Sesotho bull, is formidable and is not only an icon of wealth and pride, but represents our outlook on the markets. Like a concerned herder looking after its cattle, we go out of our way to ensure that our portfolio of properties remain of the highest quality to unlock value for the future.
As a truly South African fund, we embrace our heritage and culture but believe in a modern outlook to be competitive, both locally and abroad. We aim to preserve value through our A-grade properties but also strive to embrace our culture, differences and unique landscape.
Setso as a company aims to continue striving towards upholding its commitment to transformation within the property sector. It remains the company’s objective to support sustainable economic development; with a particular focus on areas such as management control, enterprise and supplier development, skills transfer and socio economic development.
Accordingly, Setso Property Fund has partnered with ARC Real Estate (“ARC RE”) which is a joint venture between African Rainbow Capital (“ARC”) and Buffet Investment Services (“Buffet”) with a specific investment mandate relating to empowerment linked property transactions. As a well capitalised and majority black owned property fund, ARC RE’s objective is to partner with leading South African corporates and property funds in leveraging the opportunities created through the various Broad Based Black Economic Codes of Good Practise (“BEE Codes”), in respect of property linked transactions and exposures.
